Model: Deco X20  
Hardware Version: V1
Firmware Version: 1.5.0

I have 500M Download/50Upload from the ISP,I have verified it with the deco app and got it on the application.

On the main Deco I get 450M download. 
I have 3 nodes in the setup :
First one node in the living room connects with the lan cable to the ISP Media Converter(fiber to network lan).
The download on the leaving room is as expected(450M/Sec) ,I have another node in the hallway and a third node in my home office room. On the third node I get 40M download and 50M Upload.The download is low,I expected it to be much higher.
Already tried all the tricks mentions in the support pages,removed QOS ,disabled UPNP,setup limit of 1000M of upload/download , enabled fast roaming.

Still I get 30-40M on the edge node,the distance from the main unit to the third node is about 10-13 meters.

Your edge node, is it connected to hallway node, or to main Deco node?

I can see the 2 Deco units are connected to the living room.Can I change it?

You can not change which node Satellite node connects to, at least not in current X20 firmware. See TP-Link article on that topic: [Deco] Manual Signal Source Selection

On second thought, can you run one more test? Power off edge node in home office room, and from that room run speedtest with mobile device that is now connected by WiFi to one of two remaining decos.

It may sound counterintuitive, but you might get better speeds with that setup. Worth checking.
